Welcome to Barrow View. These Terms and Conditions govern the use of our website and the booking of our short-term rental accommodation. By accessing our website or making a booking, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use our website or services.

1 Definitions

"We", "Us", "Our" refers to Barrow View.

"You", "Guest", "Lead Guest" refers to any person accessing the website or making a short-term accommodation booking.

"Property" refers to the Barrow View short-term rental accommodation located in Knockeen, Graiguenamanagh, County Carlow, Ireland.

"Booking" refers to the reservation of the Property for a specified period.

2 Use of the Website

The Barrow View website is hosted and powered through Hostaway, our direct booking and website platform provider.

The content provided is for general information, availability checks, and booking purposes only.

While we endeavour to keep all information accurate and up to date, we do not guarantee its absolute completeness, reliability, or accuracy at all times.

You agree to use the website for lawful purposes only and agree not to misuse or attempt to interfere with its functionality.

3 Bookings

All Bookings are subject to availability and confirmation by Barrow View.

The Lead Guest must be at least 18 years of age and must be present at the Property for the duration of the stay.

By making a Booking, you confirm that all information provided is accurate, complete, and up to date.

All direct Bookings are processed through Hostaway, our authorized booking and website provider.

We reserve the right to request a copy of a valid photo ID prior to or upon check-in to secure the booking.

4 Payments

Payments are processed securely via Stripe, our third-party payment gateway provider.

Full payment or a specified deposit (where applicable) is required to secure and confirm a Booking.

Barrow View does not store, process, or have access to your full credit or debit card details.

Stripe handles all transaction data securely in accordance with applicable Payment Card Industry (PCI) compliance standards and relevant data protection regulations.

5 Security Deposit & Damage Pre-Authorization

To protect our property and cover any potential accidental damage during a reservation, all direct bookings are subject to a security deposit pre-authorization hold of €250.

This hold is automatically scheduled by our property management system and placed on the guest’s credit card on file 1 day (24 hours) prior to the scheduled check-in date.

A pre-authorization is not a charge; it is a temporary hold of funds placed by your banking institution. No funds are deducted from your account.

Following checkout, provided no damage or loss has occurred to the property during the stay, the hold will be automatically released by our system.

Depending on your bank, it may take 3 to 7 business days for the hold to completely disappear from your statement.

6 Cancellation & Refund Policy

Cancellations made up to 14 days before arrival will receive a 100% refund, excluding any non-refundable transaction or processing fees charged by third-party payment providers.

Cancellations made up to 7 days before arrival will receive a 50% refund.

Cancellations made less than 7 days before arrival are strictly non-refundable.

No refunds will be provided for no-shows, delayed arrivals, or early departures.

Refunds or Booking modifications outside of this standard policy may be considered solely at our discretion in genuine, exceptional circumstances. Any such decision made by Barrow View is final.

We strongly recommend that Guests obtain comprehensive travel insurance to cover unexpected cancellations.

7 Changes to Bookings

Requests to amend Booking dates must be submitted in writing.

All changes are subject to availability, seasonal rate adjustments, and approval by Barrow View.

Rate differences may apply if moving a Booking to a higher-priced period.

8 House Rules

Check-in: Strictly from 3:00 PM onwards.

Check-out: Strictly by 11:00 AM.

Pets: Strictly no dogs or pets of any kind are permitted on the property.

Smoking/Vaping: This is a strictly non-smoking and non-vaping property. Smoking or vaping is not permitted inside the building.

Parties & Events: Large gatherings, parties, commercial usage, and events are strictly prohibited.

Occupancy: Guests must adhere strictly to the maximum occupancy limit designated for their specific booking.

9 Guest Responsibilities & Damages

Guests agree to treat the Property, its grounds, and all fixtures, fittings, and contents with care and respect.

Guests agree to maintain the Property in a clean, tidy, and reasonable condition, and leave it in the same state upon check-out.

Guests accept full financial liability for any loss, damage, missing items, or breakages caused to the Property by any member of the guest party.

Any damage or functional issues must be reported to us immediately so they can be rectified.

Additional charges may be billed to the guest's payment method for property damage, missing inventory, or excessive cleaning required after departure.

10 Intellectual Property

Unless otherwise stated, all material and content on this website, including text, custom graphics, photographs, layout, designs, and logos, is the exclusive intellectual property of Barrow View.

Content may not be copied, reproduced, republished, or redistributed for commercial use without our prior written consent.

11 User Content & Reviews

Where our website or integrated platforms permit users to submit reviews, comments, or testimonials, the content reflects the views of the individual user and does not represent the views of Barrow View.

We reserve the right to monitor, moderate, and remove any content that we deem inappropriate, offensive, misleading, or unlawful.

By submitting a review or comment, you grant Barrow View a non-exclusive, royalty-free, perpetual right to use, display, and share it for marketing and promotional purposes.

12 Links to Our Website

You may link to our home page, provided the link is fair, legal, not misleading, and does not falsely imply any form of association, approval, or endorsement by Barrow View.

The use of Barrow View branding or logos for linking purposes requires prior written approval.

We reserve the right to withdraw linking permission without notice.

13 Website Availability

We do not guarantee that our website, or any content on it, will always be available or uninterrupted.

We may update, suspend, or restrict access to parts or all of our website at any time without notice for operational or maintenance purposes.

14 Limitation of Liability

To the maximum extent permitted by Irish law, Barrow View shall not be liable for any indirect, incidental, or consequential loss, financial loss, or damage arising from your use of our website or your stay at the Property.

Our total liability to you for any matter arising out of or in connection with these Terms and Conditions or your Booking shall be limited to the total amount paid by you for the accommodation.

Nothing in these terms limits or excludes liability for death, personal injury caused by negligence, fraud, or any other liability that cannot be legally excluded or limited under Irish law.

15 Governing Law and Jurisdiction

These Terms and Conditions, and any disputes or claims arising out of or in connection with them, shall be governed by and construed in accordance with the laws of Ireland.

Any legal proceedings or disputes shall be subject to the exclusive jurisdiction of the Irish courts.

16 Changes to These Terms

We reserve the right to amend or update these Terms and Conditions at any time without prior notice.

The version of the terms displayed on the website at the time of your Booking or website use will apply.

Continued use of our website or property constitutes your formal acceptance of any updated terms.
